This catalyst project for the Fort Collins River District redevelopment area replaces a former concrete batch plant with a four-story mixed use building comprised of below-grade parking, apartments, office space, retail, and a river-fronting restaurant with outdoor terraces and commanding views.

This 400 foot tower along tree-lined Kapiolani Boulevard in urbanized Honolulu combines street-oriented retail, a four star hotel, and complementary housing with the goal of creating extensive open space and capitalizing on ocean and mountain views over and around existing buildings.

Helping Habitat for Humanity to provide affordable, quality housing, this project comfortably accommodates 6 three-bedroom town homes (each with a two car garage) on just 2 small single-family lots, and adapts the simplicity of California Modernism to a richer material palette of bright colors and deep textures.
